Capital Improvements Project

When the owners of this building sought to reposition the space from a single-tenant building to a multi-tenant opportunity, Elsy Studios was enlisted to develop a thoughtful and impactful conceptual design. The goal was clear: transform the lobby and amenity spaces to create a welcoming environment that would attract prospective tenants while balancing aesthetics with cost efficiency.

Hand sketches were used early on to secure buy-in, followed by detailed design development. The project required complex code studies to ensure flexible space planning for future tenants. In the lobby, the team proposed turning a nondescript staircase into a key feature by cladding it with wood and adding a built-in bench underneath, creating a welcoming and functional centerpiece. Beyond the lobby, our team designed a range of amenities, including a gym outfitted for both individual and group workouts, a café for casual tenant gatherings and an outdoor patio with festoon lights, heaters and year-round seating for collaboration and events.

As yet unbuilt, this conceptual work highlights our ability to create functional, inviting spaces that align with a client’s vision while remaining budget-conscious.
