Elevating Elegance and Flexibility: Elsy Transforms Granite Tower’s 22nd Floor into Boutique Spec Suites

Elsy Studios recently completed the design of 22,291 square feet of spec suite space on the 22nd floor of Granite Tower in Denver, Colorado. The goal was to create boutique, move-in-ready office spaces that would attract smaller office tenants in a competitive market already saturated with spec suites. Elsy’s previous success in designing unique suites in the building laid a strong foundation for this project, and we were able to start with a blank slate to create a modern, flexible floor plan that could adapt to evolving tenant demands.

The design process started with detailed space planning, during which Elsy collaborated with the building owner, CP Group, and their brokerage team, JLL to determine the optimal number of suites and their configurations. Leveraging mood boards, digital finish boards and photorealistic renderings, we helped the project stakeholders – located across the country – visualize the design before construction even began. Throughout the process, the focus was on balancing memorable, high-quality design with the need for economic feasibility, ensuring CP Group’s investment would stand out in the market while keeping costs manageable.

One of the key aspects of the project was to design with flexibility in mind. Each suite was carefully planned so that future expansions or modifications could be easily accommodated, including the potential to combine suites for larger tenants. To maximize the usability of the space, Elsy designed a shared wellness room that is accessible to all tenants on the floor, providing a convenient amenity without taking up valuable real estate within individual suites.

Unique features like a handmade tile backsplash and decorative light fixtures were incorporated into each suite to create a distinct yet cohesive feel. Elsy also partnered with furniture designer Vari® to provide furniture and accessory packages in three of the suites, helping potential tenants visualize their workspace more easily.

In line with CP Group’s reputation for high-end office assets, Elsy’s design ensured a balance between custom appeal and broad marketability. Two different design concepts were featured across the suites to cater to varied tenant preferences, with defining elements such as glass office doors in some suites and painted wood doors in others.

Elsy worked with MakeWest to create a unique new brand standard for the signage throughout the floor and building, enhancing the overall aesthetic and user experience. Collaborating with Liz Graham Art Consulting, Elsy also curated artwork to be displayed in the elevator lobby, further enhancing the sense of place for future tenants. Patner Construction served as the general contractor for the project, while Columbine Engineering provided crucial engineering expertise.

By focusing on flexibility, visual appeal and tenant amenities, Elsy ensured that the 22nd-floor spec suites at Granite Tower will attract tenants seeking a blend of modern elegance and practical functionality.
